The Vista Bella Story

In 1992,  my wife Laura and I looked at the available options for building our dream home in the province of Guanacaste Costa Rica. We saw many of the small quaint Costa Rica towns like Tamarindo grow into busy party towns, the prices in up and coming towns like Nosara started to go through the roof, and a lack of planning from developers offering small stand-alone homesites with no sense of community.

We saw a need to build an upscale gated community that offered large, private, ready-to-build homesites. We selected the world-class surf break and beach town of Playa Marbella because it was moderately remote and felt is was the perfect mix of jungle and beach lifestyle. That’s why we built Vista Bella.

An ocean view gated community

Vista Bella offers large one Hectar homesites with panoramic ocean views. Each lot is titled,registered, and insured by Ticor Title. Infrastructure includes electricity, water, and excellent roads (annual maintenance included in HOA). Water system is provided by a strong well system that we designed and developed. The water system is registered as an Asada. The Costa Rica Ayamanages the Asada and provides oversight.

Vista Bella Home Owners Association provides property management of infrastructure, common areas, and improvement projects. Annual dues are $800 per lot. The Vista Bella HOA website provides news and budget tracking for owners. Security includes a main entrance gatehouse staffed 24/7, roving patrols and a sign in/out process. Top portion of the project is staffed twelve hours per day. Common areas include a swimming pool (with recreation area, bathrooms and WiFi) and three common green zones designated as parks (managed by HOA).
